A maintenance visit is a real inspection, not a filter swap. On the air handling side we lubricate the blower and bearings, check belt condition and tension, check and change filters, set dampers, check fan speed, turn off the humidifier and close its damper, clean the condensate drain, check the amp draw of the motor and check the thermostat. On the cooling side we check and clean the condenser, check suction line temperature, check the refrigerant charge, check all safety controls, contactors and relays, check the start and run capacitors, check all wiring connections, check the compressor and condenser fan motor, and check the temperature drop across the coil.

On the heating side we check and clean burners, clean the pilot, check the thermostat and heat anticipator, inspect flue pipes, oil the fan and blower, inspect belts and tension, and inspect the heat exchanger. We then run the safety list: check filters, safety limit switch, pilot safety, rollout safety switch, pressure switches and gas pressure, check furnace performance, and test for carbon monoxide.
